Construction and Development

We were appointed to manage the development of Place des Canotiers, which was located on the site of the existing Dalhousie parking lot in Old Quebec.


This project primarily involved these three elements:

  • Building a three-level concrete parking structure (3,000 m2 per level).
  • Building a rooftop terrace and large outdoor terraces.
  • Building a 124 m2 service pavilion.
  • Developing a public plaza.

We were responsible for the following:

  • Planning the design and construction activities (meeting the needs of many stakeholders).
  • Procurement.
  • Value engineering.
  • Identifying potential quality, budget and schedule issues.

Our Challenges

Site With High Archaeological Potential

We managed to complete the project successfully, despite the challenges of working on a heritage site with high archaeological potential.


Harsh Soil Conditions

We had to treat the soil before any work could begin due to its fluctuating thickness, heterogeneous layers and contaminant level.


Lively Old Quebec District

To carry out the work, we had to closely control the considerable traffic from the main thoroughfares, residences and institutions surrounding the site.


Controlling Construction Impact

We implemented measures to limit the impact of our construction on nearby port and cruise facilities.
