Demolition and Construction

We were awarded The Alexander project, a 28,000 m2, 24-storey, mixed-use residential apartment building in downtown Halifax.

For this project, we demolished the former building adjacent to the historic Brewery Market. We also built an underground parking garage.

The entire building was constructed as follows:

  • Retail space on the ground floor.
  • 250-space, multi-level underground parking garage (applying drilling and blasting techniques to remove the underlying bedrock).
  • 241 multi-family rental units (ranging from 42 m2 to 133 m2 in size).
  • Balconies or terraces with large windows and glazing for each unit (most with water views).

This project, although complex in nature, can definitely be considered a success — we completed this mandate to our client’s satisfaction in an urban setting, applying the latest construction techniques and planning methods.

Our Challenges

Safety Issues

This project was located in downtown Halifax, near the waterfront and many local businesses and attractions. We ensured the safety of the general public using jersey barriers, temporary signs and traffic control.

Minimizing Disruptions

The project involved extensive rock blasting and drilling, which was challenging within the downtown Halifax environment. We planned and controlled the work well to ensure minimal noise and vibration levels for the surrounding area.

Managing Contaminated Soil

We uncovered contaminated soil, requiring us to remove all excavated material from the site and dispose of it at a designated treatment area.
