Construction Management

District HRO Limited Partnership developed the Four Seasons Montreal real estate project, located on the city block surrounded by De La Montagne, Maisonneuve, Crescent and Sainte-Catherine streets in downtown Montreal.

For this project, we supplied a full range of lump sum contracting and construction management services during the pre-construction, construction and post-construction phases.

BIM technology helped us model the different disciplines to work optimally throughout the project.


We first demolished the De La Montagne Hotel to make way for the new Four Seasons Montreal, which includes the following elements:

  • Seven levels of underground parking with car wash and valet service (plus a lounge area).
  • Separate entrances to the private residences and hotel.
  • Retail space including a SAQ store.
  • Spa.
  • Four Seasons hotel’s administrative areas.
  • Hotel lobby and five-star restaurant Le Marcus (with a bar, terrace and lounge).
  • Ballroom, meeting rooms and kitchens.
  • Swimming pool and gym.
  • Hotel rooms.
  • Private residences.

We overcame many challenges throughout the project, including a tight schedule, a confined site, numerous stakeholders and other construction issues.

Multiple Project Stakeholders

We implemented an effective communication plan, well-defined work packages and regular meetings with decision makers to ensure every stakeholder involved in this project was kept informed.


Tight Schedule

We fast-tracked the project to keep to the schedule and allow tenants to gradually occupy the building.


Confined Construction Site

We adopted effective methods to compensate for the limited space on the downtown Montreal site, such as just-in-time delivery, preventing the unnecessary material bottlenecks.


Intricate Work

To build an underground parking garage, we excavated in rock with vibration stakes — near a subway tunnel and the 1912 Ogilvy Building.
